AHU Service Checklist

Use this AHU service checklist to inspect filters, coils, fan motors, belts, controls etc. during scheduled preventive maintenance of air handling units.

Safety And Isolation

1. A lockout/tagout procedure has been applied and the unit is confirmed isolated from power before work begins.

3. PPE appropriate to the task is worn (gloves, safety glasses, dust mask where required).

4. The unit access area is clear of obstructions and safe to enter.

5. The unit tag number and location have been recorded and match the work order.

Filters

1. Filter condition is inspected visually for dirt loading, damage, and correct fitment.

2. Differential pressure across the filter bank is measured and recorded.

3. Filters are replaced if differential pressure exceeds the manufacturer's or site-specified limit.

4. Replacement filters are the correct type, grade, and size for the unit.

5. Filter frames and housings are free from bypass gaps, damage, and corrosion.

6. Used filters are disposed of in accordance with site waste procedures.

Fan And Motor

1. Fan rotates freely by hand prior to energizing.

2. Motor electrical connections are tight and free from signs of overheating or corrosion.

3. Motor operating current is measured and recorded against the nameplate full-load amperage.

4. Fan bearings are inspected for unusual noise, excessive heat, or vibration during operation.

5. Fan shaft and bearings are lubricated in accordance with the manufacturer's schedule, where applicable.

6. Fan housing and scroll are free from dirt build-up, debris, and corrosion.

7. Fan impeller blades are undamaged and free from fouling.

Belts And Pulleys (Belt-drive Units)

1. Belt condition is inspected for cracking, fraying, glazing, and wear.

2. Belt tension is checked and adjusted to the manufacturer's specification.

3. Pulley alignment is verified and corrected where necessary.

4. The drive guard is replaced and secured after inspection.

Coils

1. Heating and cooling coils are inspected for dirt, fouling, and fin damage.

2. Coil fins are cleaned using appropriate methods without causing fin damage.

3. Coil headers and connections are free from leaks, corrosion, and scale.

4. Coil face is free from obstructions that would restrict airflow.

5. Supply and return water or refrigerant temperatures are recorded where instrumentation is available.

Condensate Drainage

1. Condensate drain pan is inspected and cleaned of sludge, algae, and debris.

2. Condensate trap is primed, clear, and free from blockages.

3. Condensate pipework is free from blockages and discharging correctly.

4. No water ponding is present in the drain pan during or after unit operation.

Dampers And Actuators

1. Fresh air, return air, and exhaust dampers operate through their full range of movement.

2. Damper blades and frames are free from damage, corrosion, and excessive wear.

3. Actuator linkages are secure, correctly adjusted, and free from binding.

4. Damper positions are verified against the BMS or control signal where applicable.

5. Bird screens and intake louvres are free from blockages and damage.

Electrical And Controls

1. Electrical panel and wiring within the unit are inspected for loose connections, damage, and signs of overheating.

2. Temperature, humidity, and pressure sensors are present, undamaged, and located correctly.

3. Control inputs and outputs are verified against the BMS or local controller.

4. Safety interlocks (frost protection, fire, smoke detection interface) are confirmed operational.

5. Any fault or alarm conditions active on the BMS related to this unit are recorded.

Housekeeping And Reinstatement

1. The interior of the AHU is cleaned and free from tools, rags, and debris before closing.

2. All access doors and panels are closed, latched, and sealed correctly.

3. Isolation is removed and the unit is returned to service in the correct operating mode.

4. All readings, findings, and defects are recorded on the service report or work order.

5. Outstanding defects requiring follow-up are flagged with recommended corrective action and priority.
