Quarterly Maintenance

1. Are the compressor bearings cleaned and lubricated?

2. Is the condenser coil cleaned, and have you checked for leaks and damage?

3. Are the control boards, sensors, and wiring connectors checked for signs of corrosion, damage, or loose connections?

4. Is the refrigerant charge checked, and replaced if necessary, as part of commercial refrigeration maintenance?

5. Is the defrost thermostat checked for proper operation during the defrost cycle, and replaced if it fails to open at approximately 50 degrees Fahrenheit above normal operating temperature?

Monthly Maintenance

1. Is the temperature checked and set at the correct level, especially for perishable goods in the refrigerator?

2. Are the condenser coils inspected monthly for signs of rust or corrosion during commercial refrigeration maintenance?

3. Are the fins on the compressor checked for being bent or broken?

4. Are all tubing and hoses checked to ensure they are in good condition and not leaking any coolant or fluids?

Annual Maintenance

1. Is all commercial refrigeration equipment fully operational with no abnormal sounds or smells detected?

3. Are all compressor discharge lines checked for obstructions and leaks at fittings, valves, or junctions with piping?

4. Have any defective or damaged components been replaced during the annual commercial refrigeration maintenance?

5. Are the condenser coils and evaporator coils cleaned as necessary to remove dirt, dust, lint, etc., to maintain heat transfer and efficiency?

6. Are moving parts such as bearings, seals, and gaskets lubricated using the proper lubricant according to the manufacturer’s instructions?

7. Is the refrigerant charge inspected to ensure it is within the manufacturer’s specifications (e.g., 80% charge at normal operating temperature)?

8. Are there any signs of leakage around system components such as tubing connections and joints?

9. If necessary, has refrigerant been added by trained personnel using an approved method under the conditions specified by the manufacturer?
